Independent technical analysis for property acquisitions, disposals and asset management. Verónica Martín, MRICS.
Technical Due Diligence (TDD) establishes the technical condition of a property before acquisition, disposal or inclusion in a portfolio. In Madrid and across Spain, VMT & Associates reviews available documents and inspects the building to identify risks, intervention requirements and matters affecting investment decisions. The scope is agreed according to asset type, use and the objectives of the fund or asset manager.
The condition review covers the structure, roof, facades, envelope and finishes, considering visible defects, maintenance and remaining service life. Regulatory compliance analysis compares actual building use with planning documents, works and operating licences and available certificates. Documentary gaps and matters needing additional investigations are highlighted without replacing the legal or administrative checks required for the transaction.
Fire protection is assessed through escape routes, compartmentation, detection and extinguishing equipment and maintenance records. Electrical installations, heating, cooling, ventilation, plumbing and lifts are reviewed for condition, operation and suitability for use. ESG considerations include energy performance, consumption, environmental risks and improvement opportunities, with attention to evidence needed to evaluate the investor's asset strategy.
Findings are prioritised and planned interventions linked to a CAPEX estimate, distinguishing immediate and future requirements. Assumptions, limitations and outstanding documentation remain explicit to support traceability and follow-up. Related services include vendor due diligence to prepare a disposal, CAPEX estimation for the investment plan, project monitoring during works and ESG advisory to develop asset improvements. Together, these analyses provide a technical basis for comparing scenarios, discussing transaction conditions and planning the next decisions with verifiable information. Each assignment remains tailored to the evidence available and the agreed inspection scope, rather than assuming that every building or transaction requires the same checks.
